Seasonal tune-ups

The $129 that prevents the $1,200

Most July breakdowns we see started as a $30 capacitor reading weak in May. A seasonal tune-up catches the cheap fix while it's still cheap — and keeps your manufacturer warranty valid, which most homeowners don't realize requires documented maintenance.

COOLING CALL
"AC quit on the first 95° day of the year. Booked online at 7am, tech here by 1pm — dead dual-run capacitor, replaced from the truck, cold air in twenty minutes. $212 total, exactly what the flat-rate book said."

Renee W. · Lakeside · ★★★★★

NO-HEAT CALL
"Furnace died the night before Thanksgiving, 12° outside. The on-call tech answered at 9:40pm and had the flame sensor sorted before midnight. Didn't try to sell us a new system — said ours had years left. That honesty won us over."

Tom & Karen B. · Fairview · ★★★★★

NEW SYSTEM
"Replaced our 22-year-old furnace and AC with a heat pump. They did a real load calculation, walked us through three quotes with no pressure, and the install crew left the basement cleaner than they found it. Docked half a star: crew arrived an hour late day one."

Questions we hear every week

Repair or replace — how do you decide?

We use the 50% rule: if the repair costs more than half the price of a comparable new system and your unit is past 12 years old, replacement usually wins on math alone. We'll show you both numbers side by side and let you decide — our techs aren't paid commission on replacements.

How fast can you get here when my AC dies in July?

Comfort Plan members get same-day service in peak season, full stop. For everyone else we're honest about the queue when you call — typically same-day before noon, next-morning after. Either way, you'll get a two-hour arrival window by text, not a "sometime between 8 and 5."

What does a new system actually cost?

In Fairview-area homes: AC replacement typically runs $5,800–$9,400, a 96% furnace $4,900–$8,200, and a full heat-pump system $9,500–$16,000 before the current federal tax credit (up to $2,000 on qualifying heat pumps). Financing from $118/mo with approved credit. Exact quote after a load calculation — free, in writing, good for 30 days.

Why does my upstairs never match the thermostat?

Nine times out of ten it's duct balancing, attic insulation, or a single-stage system short-cycling — not the thermostat. We diagnose the actual cause with temperature readings at every register before recommending anything. Sometimes the fix is a $340 damper adjustment, not a $12,000 zoning system.

Is a carbon monoxide check really necessary every fall?

Yes — and we won't skip it. A cracked heat exchanger can leak CO into your supply air with no smell and no warning. It takes our techs eight minutes with a combustion analyzer, it's included free in every furnace tune-up, and it's the single most important thing on the checklist.
